MLS - The Multiple Listing Service:
Our office is affiliated with several Southern California Real Estate MLS Boards- All of which will be simultaneously utilized to obtain maximum exposure to multiple localities (reaching out to the respective Brokerages/REALTORS therein).

This is a great way to expose your listing to other agents and potential buyers who might be considering a relocation. Your listing will appear in the multiple MLS Boards at the same time. The advantage of this exposure cannot be understated. Your property listing will also be seen at REALTOR.COM. Your listing will appear in the following Multiple Listing Services:

1. San Fernando Valley (SRAR-CRISNET*).
2. The Hollywood/Los Angeles area (CLAW*).

On Site:

3. Showings can be facilitated and scheduled by "Appointment Only".

*During the first week a property is listed, we hold what is called a “Brokers Open".

The event will be announced via the MLS network as well as by email to Southern California REALTORS and respective offices.

Scheduled “Open Houses" will be facilitated with owner approval and coordination. Open Houses will include agent participation, color brochures, guest book, computer slide show, handout CD/DVD multimedia, and literature regarding financing options. Placement of "Open House" signs at critical and key neighborhood public locations as well as MLS network announcement will insure further exposure.

Internet/Web Campaign:
1. A custom built web site of the property listing.
2. An Online 360° "Virtual Tour" (can include street photos and front and back yard) if appropriate.
3. Online web site "Slide Show" with audio (detailed property description and background music).
4. Ebay Real Estate section advertisement/classifieds with links to the property listing slide show, virtual tour, and the virtual listing web site. (Ebay facilitates 500,000 viewers per month via their Real Estate section, attracting many International potential buyers as well).
5. Email advertisements (sent to thousands of Southern California REALTORS (includes all pertinent links, photos, slide shows and PDF flyers). We monitor who opens the email as well as what links they click on.
6. We utilize an extensive In-House email database to inform existing clients and associates of your listing.

A custom built (online 24/7) web site will be linked from REMAX LiFESTYLES.COM, DOUGPARRY.COM, REALTOR.COM, the Ebay Real Estate section, and multiple other active online Real Estate sites. A “360° Virtual Tour" will facilitate viewing all the main areas of the property as well as the front and back yards. All pictures available from the MLS (and more) will also be viewable via an internet "Web Slide Show" (an announcement link is sent by email to all Agent/REALTORS in our database).

Print Advertisement:
1. Custom color Brochures and Flyers (full bleed photographic paper professionally printed).
2. Traditional local newspapers & trade advertisements are strategically chosen and placed for maximum exposure.
3. Placement of brochures in nearby shopping centers, markets and other real estate offices..
4. Continuous advertisements are placed within the online classifieds real estate section of Craig’s List.

Brochures printed on photographic heavy-bond paper make for great looking hand out advertisements. All brochures include multiple photographs, property specifications, and agent contact information. Advertisements placed in local trades are strategically chosen for maximum exposure of the subject property. Flyers will be placed and updated weekly in various local shopping center locations.

Multimedia:
1. Property listings can be advertised via the "Real Estate Channel" television advertisements (if appropriate):
2. We advertise listings to the general public using cable television; Which include photos (spoken property details). We also utilize streaming Pod-Cast audio for all listing data, including YouTube videos.
3. CD’s with slide show photos along with pertinent property data are available on the premises for agents and their clients.
4. A "Comparative Market Analysis" (known as a CMA) is prepared and made available via printable PDF on the same CD’s that contain the photo slide show and web links (substantiating your properties listing price).
5. We use a professional photographer for photos and all online/DVD virtual tours.
6. Video tours are also possible when appropriate (can also be placed on all CD/DVD's).

*The above referenced marketing program is based on the terms of your listing with our office (including the contract length of the listing). Broker approval is required. We use a current/accurate CMA to determine your listings asking price; which in turn relegates what (if any) of the above referenced implementation may or not be applicable. Market conditions also affect the choices of what marketing is specifically implemented. We work closely with you/our clients so that they are abreast of all ongoing advertisements as it goes down.
